Dubai hotels expect jump in occupancy levels during DSF

UAE. This DSF, visitors and tourists from all over the world can look forward to indulging themselves in the best that luxury has to offer in Dubai.
As a part of the 16th edition of Dubai Shopping Festival (Jan 20 – Feb 20), key hotels in Dubai are all set to pamper your senses with the best deals and packages on the platter.
The latest statistics from the Department of Tourism and Commerce Marketing (DTCM) in Dubai reveal that the number of hotels and hotel apartments increased by 7% to 566 establishments in the period between January and June 2010, compared to 530 establishments in the same period in 2009. This saw total hotel rooms increase from 58,188 rooms to 67,369, marking a 16 per cent increase of 9,181 rooms, according to the same statistics.
Dubai hotels also witnessed a 20 per cent increase in the number of Gulf Cooperation Council (GCC) visitors staying during the first six months of 2010 compared to the same period in 2009, according to the DTCM data.
During the DSF period the numbers are expected to rise. The projected occupancy numbers tell the story. The Moevenpick-Ibn Battuta Gate Hotel (operated by Moevenpick Hotels & Resorts), which opened its doors on October 1, 2010, is expecting occupancy of around 65 to 70 per cent during the DSF 2011 period.
Mr Andrew Hughes, Director of Sales-Leisure, Ibn Battuta Gate Hotel, said: “It is a great accomplishment for a brand new five-star hotel in Dubai. Since its opening the hotel has been running on an average occupancy of 67 per cent.
“Dubai Shopping Festival has done a great job of promoting Dubai as a leisure/shopping destination during the last few years. It is a great way of attracting tourists to a good value holiday where you can enjoy variety of promotions and events and stay in some of the best hotels in the world.”
As a part of its DSF promotion, the Moevenpick-Ibn Battuta Gate Hotel is inviting visitors to ‘Unlock the Gate’ (one of the hotel’s key promotions). Hughes said he expects the visitors of DSF and the local market to take advantage of “Unlock the Gate” promotion which will run until May 2011.
As a part of this promotion, the hotel is distributing 22,000 keys worth AED 6 million over a period of four months. The key holders have to bring their gold key to the hotel when they dine, spend AED 250 and play immediately to win fabulous prizes from meals, to instant discounts, to beverages and special stays at the hotel. Meanwhile, one of 2,000 platinum key holders could become the custodian of the key to an apartment lease for one year.
Gold keys to the Gate are available at the Ibn Battuta Gate Hotel from the hotel’s concierge team or any of the restaurants, as well as through a special distribution in 7Days.
And then, there is Pullman Dubai Mall of The Emirates Hotel, which is packing the whole of one month with various packages and offers including adults as well as children.
Pullman Dubai Mall of the Emirates Hotel, meanwhile, experienced occupancy rates of about 50 per cent a week before the shopping festival kicked off.
Commenting on how the hotel is benefiting from the DSF, Mr Leonard Theng, Director of Sales and Marketing, Pullman Dubai Mall of the Emirates, said: “Being directly connected to the Mall of the Emirates, provides a huge opportunity for the hotel to tap into the leisure market that will be visiting Dubai for shopping during the DSF period.”
As a part of the DSF promotions the hotel, which opened for business on September 9, 2010, is offering “Ultimate Family Shopping Experience” at an all inclusive price of AED 1,673. The package entitles a family to a stay in a Junior Suite (with breakfast and dinner for 2 people), and allows up to two children (up to 6 years of age) to dine for free at each meal when dining with parents. Besides, the hotel is offering AED 100 gift card per day from Mall of the Emirates.
Other Pullman promotions include “Family Shopping Getaway with Kids Room” at an all inclusive price of AED 1,966; “Shop Till you Drop” offer starting at AED 1,086; and DSF restaurant and spa packages.
Further, Pullman Dubai Mall of the Emirates has partnered with the Dubai Events and Promotions Establishment (DEPE), an agency of the Dubai Department of Economic Development and organizers of the Dubai Shopping Festival, on media and promotional activities during the DSF months, as a part of which the hotel would be hosting two winning families for the MBC competition.
The excitement does not end here. The InterContinental Hotel – Dubai Festival City is enticing visitors with its ‘Stay Sweet, Say Suite’ package. On spending a luxurious day with the hotel, visitors will be treated to amazing offers. These include a stay in a one-bedroom suite with complimentary breakfast for two; AED 200 worth of dining vouchers per night redeemable at any of the hotel’s signature restaurants and bars; and 50% off on selected treatments at the luxurious SPA InterContinental.
The Meydan hotel, meanwhile, is offering a special rate of AED 700+ excluding breakfast (charged at AED 140 per person). Guests can also avail of a 25 per cent discount on Spa treatments. Besides, voucher of AED 300 can be redeemed against food if a guest books for a minimum of 4 nights or more.
The DEPE has partnered with over 80 four and five-star hotels including beach hotels and resorts for DSF 2011. Some of the participating beach and city hotels include Madinat Jumeirah, Armani Hotels & Resorts, Atlantis the Palm Jumeirah, InterContintental Dubai Festival City, Jebel Ali Golf Resort & Spa, Jumeirah Bab Al Shams Desert Resort & Spa, Jumeirah Emirates Towers, Kempinski Hotel Mall of The Emirates, The Address Downtown Dubai, The Palace - The Old Town Hotel and numerous other hotels

Dubai hotels buck regional downturn

DUBAI — Hotels in Dubai bucked a severe downturn in the Middle East hospitality sector with an occupancy of 79 per cent and a revenue per available room of $199.14 — highest regional scores recorded for the first two months of 2010 — Deloitte, a leading global consultancy and auditing firm, said on Tuesday.

In contrast, Abu Dhabi hotels recorded a sharp decline in occupancy as well as in revenue per available room (RevPAR) even as hotel occupancies across the Middle East region slumped by 25.7 per cent to 59.9 per cent during the period year-to-date February 2010.
RevPAR in the Middle East also slipped to $131.42 from $151.51 during the first two months, Deloitte said in its latest analysis of selected STR Global hotel performance data for the Middle East for the period year-to-date February 2010.
Overall, Dubai hotels posted an 11.5 per cent surge in occupancy rate this year compared to the same 2009 period “owing to Dubai’s promotional strategies,” Deloitte said.

However, Dubai’s RevPAR for the two months showed a drop compared to $204.55 in the corresponding period in 2009, as most hotels slashed room rates to lure holidaymakers.
According to industry watchers, Dubai room rates have been reduced by as much as 40 per cent by some operators to keep up occupancy. “If January-February could be so high, occupancy in March is expected to be even higher,” a hotel industry source said.
Dubai hotels’ two-month combined occupancy is better compared to January when the emirate’s hotels posted 72.1 per cent, up from 67.9 per cent during the previous yea while RevPAR was just $180.09.
“The upswing signals a recovery of Dubai’s hotel sector, and we expect the high rates to sustain till April,” a leading tour operator said.
Occupancy in Abu Dhabi hotels declined to 55.7 per cent during the first two months from 81.4 per cent in the corresponding 2009 period while RevPAR plummeted more than 50 per cent to $142.47 from $300.60 during the same 2009 period, Deloitte said in its analysis of selected STR Global hotel performance data for the Middle East for the period year-to-date February 2010.
Abu Dhabi hotels recorded a sharp decline in occupancy to 55.7 per cent during the first two months of this year compared to 81.4 per cent in the corresponding 2009 period. In January, Abu Dhabi occupancy rates fell to 56.5 per cent, representing a decline of 27.1 per cent from 77.5 per cent during January 2009.
The capital city also saw its RevPAR dropping by 40.5 per cent in January 2010 to $208.7 compared to the same period in 2009.
Overall, in 2009, the UAE performed well, with Abu Dhabi securing the Middle East’s highest average room rates at $285, $50 higher than in Dubai. RevPAR in the capital was also the highest in the region at $201, while occupancy levelled out at 70.6 per cent in 2009.
In 2009, hotels in the Middle East netted the highest occupancy, room rates and revPAR in the world in 2009 in comparison with the rest of the world.
A worldwide review of hotel data by STR Global shows room occupancy in the region hit 61.3 percent for the year, while the average room rate stood at $202.
“Hoteliers in the Middle East continue to be global leaders, achieving levels of revPAR that other regions could only dream about,” according to Alex Kyriadkidis of consulting firm Deloitte.
The amount of new room supply that entered the Middle East in 2009 intensified drops in occupancy, and put downward pressure on average room rates. “The region now only lags behind Asia Pacific and Europe in terms of the recovery of demand,” he said

Dubai Property Investment Guide

from - http://www.amberlamb.com/
purchasing however as enough historical data exists to show which developments and property types offer the best capital growth returns and rental yields.
One fundamental point on which property investors in Dubai can have great confidence is the fact that the government of Dubai have interests in all the major real estate development companies in the emirate.  It is therefore absolutely in their best interests for the real estate sector to remain attractive, buoyant and growing.
It is also purely as a result of the forward thinking government’s approach to the development of Dubai that the emirate is so attractive an investment and lifestyle opportunity and destination.
The fact that the government have created a series of themed free zones such as Dubai Media City and Dubai International Financial Centre means that more and more overseas and international companies are basing themselves in the emirate and taking full advantage of the attractive fiscal and structuring arrangements on offer in Dubai.  These companies are bringing investment and creating vast employment opportunities which in turn attract growing numbers of expatriate professionals to Dubai annually.  These professionals seek accommodation to let or purchase and fuel the property market fire.
The demand for completed apartments and villas to rent or purchase in Dubai is currently so far outstripping supply as to create a problem.  Luckily the rate at which new high rise developments are coming to completion will curtail the problem in the short term but rental rates are increasing rapidly and are set to remain high.
An investor who purchases apartments in the best, most accessible areas of the emirate can enjoy the best rental yields currently available.  Alternatively an investor who would like to buy off plan and flip upon completion will likely find that well proportioned and situated villas and houses will return the best capital appreciation and sell more quickly.
In terms of the future for Dubai, the government are not resting on their laurels!  Dubai may already be the leading trading and commercial centre in the Middle East but now Dubai wants to establish itself as the number one tourist destination in the region and possibly the wider world given time.  To this end they are creating the multi billion dollar Dubailand which will take until 2018 to complete fully and which should create a brand new holiday home market as well as creating demand for villa accommodation to let around the Dubailand vast site.
Property investors are watching the development phases keenly and seeing which new property developments being announced are most likely to prove attractive to the holiday market in the medium to long term.
There is still so much to fuel the property investment spark in Dubai.  The unfailing commitment of the government to promote the emirate in the best possible light on every level gives an investor the confidence he needs in Dubai and the levels of overseas interest in Dubai for employment, business and leisure means that an investor has a growing market to rent or buy his underlying investments

China plans US$1.3 billion 'seven-star hotel' modelled after Burj Khalifa

INTERNATIONAL. Beijing authorities plan to build a "seven-star hotel" modelled after Dubai's Burj Khalifa -- the world's tallest building -- in a US$1.3 billion joint project with Saudi Arabia.
The hotel will be erected in western Beijing's Mentougou district some 30 kilometres from the Chinese capital's centre, the state-run Beijing Morning Post said in a Thursday report, quoting a local parliamentary meeting.
A district official, who declined to give his name, confirmed the project and its price tag in comments to AFP on Friday.
He said that the Saudi side was expected to foot the entire bill but he refused to provide other details, such as why such an expensive project would be located in the underdeveloped rural area.
The Beijing Morning Post said the building's design would be patterned after the 828-metre Burj Khalifa's distinctive slender, tapering design, but did not say how tall the planned structure would be.
The "seven-star" classification is not officially recognised internationally, as no formal body awards ratings above five stars, but there are a handful of luxury hotels around the world that still use the distinction.
Dubai's Burj Al Arab is one such establishment, and in Beijing, the Pangu 7 Star Hotel built near the 2008 Olympic stadium also claims the rating.
The announcement of the Mentougou project comes at a time when China is attempting to crack down on high-end developments and use more land for affordable housing, amid general discontent over soaring property prices

WOW! I was speechless on arriving at this wonderful place. When entering the hotel it took my all to prevent my jaw dropping to the ground. It was not tacky, but glitzy and flash with it's huge aquariams and spectacular water features on arrival. The staff took our passports and checked us in, whilst we were served fresh dates, water and iced flannels while waiting. Our suite was out of this world, I can honestly say that it was bigger than some houses. Many things made me laugh during our stay:
1. On arrival our "personal butler" asked whether
a) we wanted him to unpack our cases straight away or later?
b) what temperature we liked our bath run at!!??
Mad! Our butler was fab. Couldn't have done enough!
Food and drink extremely expensive. The breakfast was included and we feasted on steak fillets, shrimps and various fruit that we had never heard of. If this hadn't been included it would have set us back about £85 each!!!! We did eat in the underwater restuarant on our last night which cost £200 and an expensive bottle of wine at £60. Drinks very expensive with a bottle of larger at £10. My ice cream at the pool cost £10, and with the heat £6 of it fell in the pool. The staff at the pool and the beach were more than helpful, with refills on ice in the glasses of mineral water and fresh iced flannels and yes evian face spray and lavender spray. Don't forget to take your poolside pillow from your pillow menu-yes pillow menu(about 16 choices of pillow).
If you're feeling peckish at lunch you can dine on anything but a burger will set you back £38 or like us you can get one of the golf buggies to take you to the wild Wadi water park for a £3 burger meal!!!!!
The stay was a totally memorable experience that will never be forgotten. Be prepared to pay! But you are staying in a 7star hotel, with a lot of people who can afford to pay £10 a bottle. Definately recommend it. A must before you die!!!!

DUBAI – Dubai, with its glittering array giant malls packed full of luxury brands, is seen as the world’s best city for shopping among people in the Arab world, according to a new survey.
The survey by Yahoo! Maktoob Research found 32 percent of respondents ranked Dubai as the number one shopping destination, beating out more established global cities such as London, Paris and New York.
Dubai’s retail sector has grown rapidly over the last decade on the back of the city’s economic boom, establishing it as a popular global shopping tourism destination.
The city’s stable of shopping centres includes Mall of the Emirates, which features an indoor ski slope, and Dubai Mall, one of the largest in the world that is located next to the 828-metre Burj Khalifa.
Paris was ranked the second best shopping destination with 13 percent of the vote, followed by Beijing, Istanbul and London in joint third with 5 percent, the survey found.
New York, Beirut, Hong Kong, Bangkok and Tokyo rounded out the top 10, according to the survey, which polled 2,900 people across the region.
The results were similar regardless of age or gender, but people did tend to prefer the city located in the country in which they live.
Eighteen percent of people in Morocco picked Marrakech, compared to 2 percent region-wide, while 52 percent of UAE residents chose Dubai and 40 percent of people in Lebanon picked Beirut, according to the survey.

dubai hotels 7star

A hotel apartment is an ideal accommodation solution for both long and short stays in Dubai. Living in a hotel apartment in Dubai can prove to be a cheaper alternative to staying in any of the hotels in Dubai, but slightly more expensive than a standard apartment. Hotel apartments are furnished accommodations usually featuring all the basic amenities offered by mainstream hotels. This type of apartment, like usual apartments, varies in size, standard, and of course, price.

Dubai hotel apartments can be rented on a daily, weekly, monthly or even yearly basis depending upon the duration of your stay. Hotel apartments are dotted around Dubai and can be found in all areas of the city. One big advantage of this type of apartment is that despite lacking the lavishness of Dubai luxury hotels, it makes the guest feel more at home than even a 5-star hotel in Dubai. What’s more interesting is the fact that rental rates for hotel apartments are way cheaper than Dubai hotel rates, and the longer you stay the better you get the rates. Due to these multiple advantages, Dubai hotel apartments are very popular with people who are first timers to the city and are on the lookout for alternative accommodations, and also those who are working on short-term contracts in the city.

Standard hotel apartments in Dubai usually come fully furnished with all basic amenities which include furniture to a fully functional kitchen and cleaning service. Some of the top range hotel apartments are higher on luxury and comfort, featuring additional facilities such as a gym and swimming pool in the building. Naturally all basic factors like type, size, location and luxury affect the rates, but as compared to the hotels with the same specifications, hotel apartment proves to be a much cheaper accommodation solution. You can also reserve your stay at hotel apartments just like Dubai hotel reservations. The ease in booking and round-the-year availability are some of the reasons why hotel apartments are becoming increasingly popular.

dubai hotels 7star

As the world’s only 7-Star hotel, the Burj Al Arab has become world-renown as the iconic structure representative of Dubai and its history and culture.  Designed in the shape of a “Dhow” sail, the “Dhow” is a sailing ship used by merchants to transport their goods across the Arabian Gulf, and it plays an important role in both the Dubai of yesteryear and the Dubai of today.
This Dubai Seven Star Hotel is located in the premiere Jumeirah Beach area and has become a predominant landmark in Dubai’s skyline, and is consistently rated as one of the finest hotels in the world.  Upon entering this amazing structure, one can witness the balance between traditional Arabian luxury and contemporary design with its bright colored hues against its stark gold contrasts.  It is a breathtaking combination.  One first takes notice of the water feature situated in the middle of the lobby as you enter and the two beautifully designed aquariums that greet you as you take the escalators to the upper part of the lobby.  There one will find the entrance to one of the world’s top 10 restaurants, many fine designer boutiques, and another water feature that offers its guests the entertainment of its dancing waters

With the country’s oil on the wane, Dubai’s ruler, Sheikh Mohammed bin Rashid Al Maktoum, realised he needed to diversify his economy and has been actively courting investment. Western companies enjoy zero taxation and entrepreneurs no longer need to find a local sponsor before setting up a business. There’s also been colossal investment in infrastructure, with new roads, man-made islands and tall towers. Everyone has a different estimate as to the proportion of the world’s cranes that are in Dubai – some say 15%, others 55%.
